Job Title: Residential Leasing Consultant
Location: Rosemeade Apartments
Reports To: Property Manager or Assistant Property Manager 

About the Role
Rich Management LLC is seeking a Part-Time On-site Residential Leasing Consultant to serve as the primary contact for residents and prospective residents. This position involves leasing apartments, coordinating resident activities, maintaining resident relationships, and supporting property operations while ensuring compliance with company policies and Fair Housing guidelines. Experience, Education & Training
  • High school diploma or equivalent required; some college preferred.
  • Prior leasing, sales, or customer service experience preferred.
  • Administrative experience is a plus.
Physical Requirements
  • Ability to walk, stand, and sit throughout the day (approx. 70% walking/standing, 30% sitting).
  • Frequent stair climbing, bending, reaching, and lifting up to 25 lbs occasionally.
Mandatory Requirement
  • Must be able to work Saturdays.
Duties and Responsibilities
Leasing Techniques
  • Follow all Fair Housing guidelines and company leasing policies.
  • Respond effectively to phone, email, and walk-in inquiries to generate property tours.
  • Welcome prospects, determine needs, and professionally present apartments and community features.
  • Follow up with prospects within 2–3 days via phone or email.
  • Walk model tour route daily and ensure quality presentation.
  • Complete residency applications and secure deposits per company procedures.
  • Process applications (background checks, rental history) and submit for approval.
  • Conduct move-in inspections and review welcome packets with new residents.
  • Refer prospects to other company communities if needs cannot be met.
  • Always maintain a professional and positive attitude.
Operations and Administration
  • Maintain accurate resident records and update property management software.
  • Prepare and process service requests promptly.
  • Assist with resident issues regarding rent payments and service requests.
  • Complete paperwork accurately and in compliance with company guidelines.
  • Maintain courteous communication with residents, prospects, vendors, and staff.
  • Keep leasing office and clubhouse neat and organized.
  • Attend meetings and training sessions as scheduled.
Record Keeping and Reporting
  • Record all prospect calls, emails, and walk-in traffic in property management software.
  • Maintain resident files, maintenance requests, and transaction records.
  • Meet deadlines set by the Residential Manager and company calendar.
  • Document emergencies, incidents, and accidents; report immediately to management.
Marketing
  • Complete regular market surveys and shop competitors monthly.
  • Maintain awareness of local market trends and neighborhood conditions.
  • Conduct outside marketing to local businesses and major employers.
  • Review all advertising (online and print) for accuracy and timeliness.
  • Inspect and report on property signage, banners, and lighting.
Property Inspections
  • Assist in maintaining curb appeal by inspecting buildings, landscaping, and common areas.
  • Report signs of deterioration immediately to the Residential Manager.
  • Walk vacant and market-ready apartments regularly to ensure cleanliness and readiness.
Resident Retention
  • Assist with newsletters, promotional flyers, and community events.
  • Use resident interactions as opportunities to build goodwill and retention.
  • Conduct work order follow-ups to ensure resident satisfaction.
  • Apply community rules fairly and consistently.
  • Follow up on upcoming lease expirations as directed by the Residential Manager.
Additional Requirements
  • Valid driver’s license, reliable transportation, and phone access required.
  • Comfortable working indoors and outdoors in varying conditions.
  • Ability to multitask and meet deadlines under pressure.
